Everyday we make choices, hundreds and hundreds of them.

Sleep in or Get up?

Cereal or Oat Meal?

Tv or Work?

Etc.

Every time we make a choice we engage two parts of ourselves, the logical and the emotional.

Logic resides in our brain, our brain will typically give us the answer that keeps us safe and makes the most sense.

Emotion resides in our heart, our heart provides us with a feeling and that feeling drives us.

This happens both before and during a choice being made.

For example:

I’ve studied and taught financial literacy for years. In many scenarios we find situations where the best financial decisions are not the best emotional decisions. Often times we’ll know exactly what makes the most sense with money and exactly how we should proceed but we do the opposite because we know this choice will bring more peace of mind, joy, happiness, etc.

As humans it becomes our job to decipher the psychological code and create harmonious balance between these two.

Your collective of life choices resides in the middle.

As the interpreter between you and your decisions you then present a 3rd set of eyes looking upon your personal roadmap.

At the end of the day all we can do, all the 3 of us (logic, emotion, and self) can do, is act!

As humans we work ceaselessly to avoid pain and gain pleasure at all costs.

As I’ve studied human behavior and psychology I’ve noticed that for the most part we all tend to play on the “surface level.”

We’ll say things like:

“I need to work on my diet”

“I’ve been having trouble sleeping”

“This damn traffic!”

When in reality what’s happening beneath the surface is:

“I need to work on my diet because I had an abusive stepfather who made me believe that my physical appearance was shit and I developed trauma from that. Now I’m actually in amazing shape and beautiful but I still carry around unresolved insecurities from childhood.”

“I’ve been having terrible sleep because when I was in college I was in an abusive relationship with a stalker who threatened to kill me in my sleep and I still haven’t quite gotten over it.”

“This damn traffic really wouldn’t irritate me as much as it does but I use it as an outlet as I drive to a job that I hate. Deep down I know I’m worth more and can be more but I feel stuck because I already have a spouse, house, and kids so I’m going to continue to blame this traffic for my own personal insecurities.”

This is what I mean by “surface level.”

We were given our emotions for a reason, even the painful ones. They’re a response mechanism designed to help us.

If we didn’t have emotions to let us know not to continue walking towards the poisonous snake we’d all be in serious trouble.

Our emotions guide and drive us.

But when we don’t face them, and push them down, we end up piling on the bad and only prolonging the inevitable.

Additional lessons also form.

It’s not always obvious, like a poisonous snake hissing at your feet, that something painful is imminent.

Another thing that happens when we face up to our insecurities, pain, and emotions is this.

We find freedom.

We take back control.

We regain our power.

Not until you:

Face up to your own shit and take full responsibility for your choices!

Realize you can’t change others only yourself.

Realize that it’s not the surface level bullshit that’s the problem, it’s something much deeper inside of you.

You’re amazing, you’re astounding, you’re incredible and you have so much to give this world. But first you need to stop lying to yourself, own your shit and leave your baggage behind.

It’s all your fault!

Not them.

Not the other person…

What’s going on, people!

Your boy is back out here giving you some magic today.

For those of you who don’t know me, my name is Fred Posimo. I teach people how to make more money and how to have more fun, because I believe if you can align those two things, you’ve reached the pinnacle of success.

Now, over the past couple of years, there are two areas I’ve really focused on. One is real estate investing, and the other is credit. I’ve actually 10x’d my credit limit in about six months. If you don’t know that story, go check out that video—I break it all down there.

Today, I want to talk about combining those two things: using credit cards to buy real estate.

Before we get into that, you need to understand how credit cards actually work. Again, watch that video on how I scaled my credit—because step one is simple: apply, apply, apply. You need to increase your available credit so you have enough to work with.

Step two is figuring out how to access that credit as cash. This is where most people get stuck.

There are a few common options. The first is a balance transfer—but the problem there is you can’t access the full amount, and if things go wrong, the interest rates can spike.

The second option is a cash advance, which comes with similar issues—high fees and high interest.

Here’s the third option, and the one I personally use: PayPal.

If you’re a business owner—and you should be if you’re investing—you’ll have a personal PayPal account and a business PayPal account.

Think about it like this: if a landscaper does work for you, they send you an invoice through PayPal, and you pay it. You can do the exact same thing with your own business.

Have your business send an invoice to you personally. Then use your credit card to pay that invoice. That’s how you convert your credit into usable cash without triggering the same kind of penalties you’d see elsewhere.

Once you have access to that cash, you can take it to the closing table and use it to complete your deal.

Here’s the best part: once the deal is done and you make your profit, you take that money and pay the credit cards back down—especially powerful if you’re using 0% interest cards.

Then you repeat the process.

That’s how you start leveraging credit to build your real estate portfolio.

When we hear someone being or acting greedy we immediately assume they’re a bad person or have bad intentions.

It’s been engrained in our belief system to think that if we are acting in pursuit of money then we are doing something wrong.

I used to run a company called : Make Money & Have Fun. One of the most frequent questions I’d receive is:

“Shouldn’t it be the other way around? Fun first and money second?”

My answer was always the same:

That in mind, I encourage you, no, I implore you to crave and desire massive amounts of wealth.

You might be thinking:

“I want to be a giver. Or I want to serve people, not sell them.”

If you’re a heart centered individual who wants to give; Make more money so you can give more!

If you want to be of service and contribution: Make more money so you can serve more people and contribute to more causes you believe in.

They tell you on an airplane:

“To save your life, secure YOUR oxygen tank first, THEN your loved ones!”

Why aren’t we doing the same with our financial life?

Stop calling yourself a “solopreneur,” they don’t exist!

On day one when you decide to start a business you are a salesperson. Period.

Sure there’s a few other responsibilities like vision and business planning. But honestly, your one and only goal in the beginning is to make sales.

Hard Truth:

The goal from day one should be to establish a proof of concept or minimum viable product. Prove to yourself that it can sell.

-You don’t need a website if you haven’t made any sales…

- You don’t need a logo if you can’t make any sales…

- You don’t even need an LLC until you’ve done about $40k-$50k in… sales.

That’s it, business is very simple, it’s not complex. We try to overcomplicate simply because we don’t want to do the work.

By understanding this one distinction your idea can turn into a real business and begin to skyrocket. This distinction has made all the difference for me hopefully it can for you too!

Let’s slow down for a moment.

At this point you’re likely asking yourself

“Why are we talking about mindset?”

“I just want to learn how to make money and have fun.”

I’m so glad you asked! The answer is, without first developing the proper mindset I cannot teach you about money, fun, fulfillment, or frankly anything. Even if I shared the most groundbreaking financial strategies with you right now, they would in essence “fall on deaf ears” or, in this case, “a deaf brain.” These chapters are necessary to prepare you to fully absorb the coming information on how to make money and have fun. This reminds me of the old Zen proverb:

A student goes to visit a famous Zen master. While the master quietly served tea, the student talked about Zen. The master poured the visitor’s cup to the brim, and then kept pouring. The student watched the overflowing cup until he could no longer restrain himself. “It’s full! No more will go in!” the student blurted. “This is you,” the master replied, “Like this cup so too is your mind full. How can I show you Zen unless you first empty your cup?”

Speaking of mindset, let’s go back to the above-mentioned question “Why are we talking about mindset?” I truly meant it when I said, “I’m so glad you asked.” I have found that most people underestimate the power and use of asking questions. In fact, I firmly believe more people should ask questions more often. Beware of the “coaches” or “mentors” who are quick to give feedback and slow to ask questions.

If you’ve ever been coached by me 1 on 1 or during my mastermind you’ll know that I’ll often spend 10 to 15 minutes asking questions before ever offering a peep of feedback. This will often times frustrate students until they realize the power. Questions create clarity and the more clarity we can create the better we can serve others and ourselves.

I don’t believe this was an accident because in many ways asking questions takes us on mental quests, asking a better question is like being handed a map to better navigate our quest. Even more powerful than asking questions of others is asking questions of yourself through thought. Thought is simply the process of asking and answering questions.

When we ask ourselves questions, our brain immediately tracks down answers. The types of questions we ask will often directly affect our immediate mood. Some questions are positive, and some are negative. Some lift us up while others bring us down. I want to use this chapter to step away from the ethereal and into the practical. On that note, let’s do an exercise.

You might ask, “How can I ask better questions?” Asking this question shows you are already on the right track.

“How am I on the right track?” you might ask.

The answer: How is How!

Huh?

“How is How!”

By asking yourself questions beginning with How you inspire action and receive tremendous amounts of clarity. Think of a time when you had to make an emotionally difficult decision. I’m willing to bet you asked yourself a ton of questions during that process. Let’s use deciding to quit your job as an example. You made the decision. Now the questions begin pouring in.

“How should I approach this?”

“How can I find the best time?”

“How should I word my resignation?”

“How much notice do I give?”

These “How” questions create clarity and allow you to develop a solid strategy.

Unfortunately, many times our inner dialogue sounds more like this:

“Is this really the right decision?”

“What will my friends and coworkers think?”

“What if the conversation ends in disaster?”

“What if my boss doesn’t like me anymore?”

“What if they don’t recommend me for other jobs?”

Notice how these questions — the way they are phrased — disempower you. They bury you in an emotional low and influence your decision making in a more negative way.

In my studies, I recognized that many of the most successful people on this planet use the power of questions to their advantage. This is your opportunity to do the same. Let’s start with the granddaddy of all things personal development: Tony Robbins. He explains how our brains are servomechanisms, meaning they hunt down answers like a heat-seeking missile.

The more you learn, the more you realize you didn’t know…

A lot of thoughts soaring through the brain today. As usual, many of which have to do with business and money.

I’ve approached the place in my journey where I re-assess my past and ask the most utterly un-useful of questions:

What could I have done differently?

Now before I get into it, do note:

I am in no way, shape or form regretful, but rather just observing what I’ve gained in knowledge.

Money takes an interesting flow in our lives. As children we have no income nor expenses so therefore we park our money, typically in bank accounts.

It waits there patiently for us, never complaining, never growing tired, never calling in sick, just waiting for us. Sometimes it grows while it waits, even microscopically it still grows.

Around the time we’re college age or working age. Something comes up and this accumulated “nest egg” often gets swept off its feet and funneled into someone else’s wallet near instantly.

We have no clue how we’re going to pay for expenses, how we’re going to increase our income or if we have enough of a “cushion” to protect ourselves.

With newfound knowledge from our previous experience we’re now going to redo it all but this time with a different strategy..............

This, backed with a good amount of financial education, is very much my own story.

I gathered a substantial nest egg as a kid only to see it all vanish for the acquisition of an asset.

Since then I’ve done some GREAT things and some not so great things culminating with me falling flat on my face and getting back up again… and again.

I’m now rebuilding that financial foundation I once had.

Only this time much bigger and better, with the newfound knowledge I’ve received from the fall down, I’ll create more stability in my financial life and build an infrastructure that can stand for longer!

In many ways this seems to be the condition of life, I do not curse it, only accept it as I remember…

Growing up, I was incredibly socially awkward, I never fit in at the bar or club.

On Sundays my state returns to one of deep introspective thought I’m off from work, and though many of my pursuits are productive, I still find myself slipping into feelings of loneliness.

However recently I presented a new question:

“What if this isn’t the right place for me to fit? Am I a square peg trying to fit into a round hole?”

At networking events or workshops I can often be lively and active adopting a very extroverted state.

Free Your Mind

If you’ve never watched The Matrix, stop and watch it before reading another word. The first time I saw it, I was seven years old, and the experience resonated with me on so many levels that I never forgot it.

This notion is as true in real life as it is in the movie.

On this planet, you wake up every day in pursuit of something. Often, you have no idea what you’re searching for, yet you love the search itself.

This is how Morpheus described it to Neo.

What’s going on, people! We’re out here enjoying life, enjoying the weather, enjoying the world—even with everything crazy going on.

Real quick, let me introduce myself. If you don’t know me by now I’m Fred Posimo. I teach you how to make more money and how to have more fun, because if you can create a balance between those two things, you’ve reached the pinnacle of success.

I’m also a real estate investor, and I’ve learned that a lot of new investors make the same mistakes over and over again. So today, I’m breaking down five things most newbie investors do wrong.

Tip number one: buying property in your own name.

A lot of people don’t realize how risky this is. If you own multiple properties and something happens—like someone gets injured on one of them—you could be sued for everything you own. Not just that one property, but all your assets: your other properties, your car, your personal residence—everything. You never want to buy investment property in your own name.

Tip number two: not knowing how to properly analyze a deal.

You need to understand how to evaluate a property before you buy it. For buy-and-hold investing, there are two key analyses: the buying analysis and the holding analysis. You have to do both correctly to make sure the property actually makes you money.

Tip number three: not understanding leverage.

Most new investors don’t fully understand how money works or how to use it effectively. That’s why it’s so important to educate yourself ahead of time. When you do, you learn how to use other people’s money to fund deals—sometimes with very little or none of your own capital.

Tip number four: poor tenant and contractor selection.

When it comes to contractors, always have at least three options so you’re not stuck if one falls through. And with tenants, you need to screen properly—background checks, credit checks, all of it. In some cases, it’s even worth hiring a leasing agent so you can stay focused on investing.

Tip number five: trying to handle maintenance yourself or going too cheap.

Your time is valuable. Every hour you spend fixing something is time you’re not spending finding your next deal. Even if it costs more to hire a professional, it’s often worth it so you can focus on growing your portfolio.

Last night I did that thing I do.

I let my mind go.

As it wondered it sought answers, it always does. I wasn’t sure what I would find but, as always, I emerged enlightened!

A pressing question recently has been happiness.

I realized:

1. That I have it already

2. That I’m still searching for it

I took a look into my future, examined what I believe I want and asked myself a simple question:

“Is this thing really what’s going to make me feel happy?”

After much deliberation the answer always ended up being the same.

“It will make me happy, for a minute.”

This made me ponder happiness.

I’ve realized happiness appears to be much more elusive, in fact, it seems it’s the exact opposite.

Happiness follows the law of the universe.... motion!

It’s constantly moving, swaying, running, going, attacking, commanding, demanding, sprinting, and always in motion.
